&lt;p&gt;&lt;strong&gt;Walking in a person's&amp;nbsp;shoes for&amp;nbsp;a day,&lt;/strong&gt; or even a moment, can teach us something about&amp;nbsp;ourselves.&amp;nbsp; Are you a good listener?&amp;nbsp; Do you have empathy&amp;nbsp;for the person who is suffering from a tragedy?&amp;nbsp; Are you able to come along side someone who needs&amp;nbsp;help and offer it to them?&amp;nbsp; Are we often too busy to notice a friend in need.&amp;nbsp; I am guilty as charged.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;There are many times &lt;/strong&gt;when I thought I should have stopped and offered help to the person who's car was stuck in the middle of the road.&amp;nbsp; Or perhaps&amp;nbsp;offer a ride to the person walking in the rain&amp;nbsp;with their groceries in hand (I have done this on occasion, and I know many of you are going to chastise me for it!).&amp;nbsp; You know&amp;nbsp;you are supposed to heed the call when that little voice in your head says; &quot;Just do it,&quot; and you say; &quot;Come on, not today,&amp;nbsp;I am running late for an appointment.&quot;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;This past week, I showed several homes to an out-of-town buyer&lt;/strong&gt;, I&amp;nbsp;wrote&amp;nbsp;3 offers for 3 separate buyers, I received an offer on one of my listings,&amp;nbsp;I&amp;nbsp;received 1 referral for a new listing, and I held an Open House on a fabulous new listing.&amp;nbsp; All of which took place on the heels of&amp;nbsp;returning from a week-long business trip to Washington DC.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Whew... &lt;p&gt;&lt;strong&gt;Looking in my rear view mirror this week&lt;/strong&gt;, I realized&amp;nbsp;that it's all good.&amp;nbsp; Occasionally, you run into the Village Idiot who rains on your parade.&amp;nbsp; However, in spite of the occasional hiccups, I still&amp;nbsp;love this job and consider it a privilege to be in the real estate profession.&amp;nbsp;&amp;nbsp;For every Village Idiot, there are a handful&amp;nbsp;more of&amp;nbsp;grateful clients who appreciate our hard work in&amp;nbsp;helping them&amp;nbsp;realize their&amp;nbsp;real estate dreams.&amp;nbsp;&lt;/p&gt;

      <description>&lt;p&gt;&lt;strong&gt;It Takes a Village in Washington DC.&lt;/strong&gt;&amp;nbsp; If you have landed on this post,&amp;nbsp;I am sure this is not the blog you expected to read based on the title.&amp;nbsp; But, stay with me.&amp;nbsp; Today, I visited the American Indian Museum in Washington DC and I purchased these cute little animal finger puppets for my grand-baby.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;I have been in DC all week for the National Association of Realtor's Mid-Year Legislative Conference&lt;/strong&gt;.&amp;nbsp; After attending many informative sessions and classes, I finally got to hit the streets today and see some amazing sites in DC.&amp;nbsp; But, what struck me the most this week, was the collective efforts of many great Realtors attending this conference&amp;nbsp;and sharing ideas&amp;nbsp;for the betterment of our association.&amp;nbsp;&lt;/p&gt;

      <description>&lt;p&gt;&lt;strong&gt;Melinda Peterson's Adventures in Washington DC - Day 5&lt;/strong&gt;.&amp;nbsp; It was a fabulous day today in DC today.&amp;nbsp; The sun came out and the temps were in the 80's, and the classes at the NAR mid-year conference were great.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The first class I attended was &quot;Using Video to Promote Yourself and Your Properties.&quot;&amp;nbsp; &lt;/strong&gt;The panel included six Realtors from all over the country who are successfully using video marketing strategies in their business.&amp;nbsp; Topics ranged from&amp;nbsp;the benefits of using the Flip camera to discussing how to utilize YouTube in promoting your listings.&amp;nbsp; The discussions began with very basic tips on how to affordably shoot, edit, and upload&amp;nbsp;videos to the web.&amp;nbsp; Each panelist shared one mistake they have made in their business regarding video marketing and also the most important benefits&amp;nbsp;for using&amp;nbsp;video marketing for real estate.&amp;nbsp; By far, this was one of the best classes I attended&amp;nbsp;this week.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The second&amp;nbsp;class of the day was &quot;Eight Lessons of Leadership from a Dirt Road.&quot;&lt;/strong&gt;&amp;nbsp; This class was taught by Terri Tucker and was a bit more philosophical in nature, but extremely&amp;nbsp;entertaining.&amp;nbsp; Terri sighted&amp;nbsp;8 famous, successful people who&amp;nbsp;used some basic&amp;nbsp;principles to enhance their lives and careers.&amp;nbsp;&amp;nbsp;Many of them discovered their passions along the &quot;dirt road&quot; and became&amp;nbsp;incredibly insightful, productive individuals.&amp;nbsp; I laughed and cried in this class, and I am not ashamed to say so.&amp;nbsp; If&amp;nbsp;you need a motivational&amp;nbsp;speaker, Terri Tucker is the gal.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;And, of course the day wouldn't be complete without dessert in DC!&lt;/strong&gt;&lt;/p&gt;

      <title>Melinda Peterson's Adventures in Washington DC - Day 4</title>
      <description>&lt;p&gt;&lt;strong&gt;Melinda Peterson's Adventures in Washington DC - Day 4.&amp;nbsp; &lt;/strong&gt;Today, I attended some excellent classes at the NAR Mid-year convention in Washington DC.&amp;nbsp; In addition to attending NAR's Economic Issues &amp;amp; Trends in Real Estate today (see my previous post), I also got a chance to participate in the&amp;nbsp;Short Sale Seller Advisory Forum.&amp;nbsp; It was a fascinating course taught by attorney Michelle Lind of the Arizona&amp;nbsp; Association of Realtors.&amp;nbsp; Their association has put together an educational resource pamphlet for&amp;nbsp;sellers seeking alternatives to foreclosure.&amp;nbsp; The materials were insightful and will certainly be helpful for&amp;nbsp;sellers to better understand the short sale process.&amp;nbsp; In addition, the pamphlet is also a good risk reduction measure&amp;nbsp;for real estate brokerages.&amp;nbsp; Michelle was kind enough to offer this pamphlet to those of us seeking it in a word document.&amp;nbsp; Thanks Michelle!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;One of the more exciting courses today was the &quot;Social Media on the Move&quot; class&lt;/strong&gt;.&amp;nbsp; The guest panelists were very knowledgable&amp;nbsp;in social media and marketing, offering first-hand experience with certain tools.&amp;nbsp; I think we all agree that the wave of the future is mobile everything!&amp;nbsp; The panelists really stressed having a strategic plan in place for&amp;nbsp;social media marketing.&amp;nbsp; They especially emphasized having a mobile enhanced website.&amp;nbsp; Various MLS vendors are on board with this concept and are scurrying to get compatable mobile apps for several smart phones.&lt;/p&gt;
&lt;p&gt;The day ended with another fun party at the Town Hall Pub on Wisconsin Street for all of the Oregon Realtors attending the conference in DC.&amp;nbsp; It was a great time of eating, networking, eating, and more networking.&amp;nbsp; Let's just say fun. &lt;div&gt;Via &lt;b&gt;&lt;a href=&quot;http://activerain.com/blogsview/1643455/at-the-nar-economic-update-w-dr-s-yun-zandi&quot;&gt;Gene Wunderlich - Realtor&#174;, Government Affairs Director (Southwest Riverside County Association of Realtors)&lt;/a&gt;&lt;/b&gt;:&lt;br /&gt;&lt;blockquote&gt;&lt;p&gt;This morning we heard from Dr Lawrence Yun (NAR Chief Economist) and Dr. Mark Zandi (Moody's Economy.com) with their financial outlook for the rest of 2010 and beyond. I try never to miss this program as I always find the info interesting - if not always the most accurate.&lt;/p&gt;
&lt;p&gt;Now I know there are some of you who are not enamored of Dr. Yun's talks and consider him to be an NAR stooge - but the fact is he has recently been named by USA Today as one of the nations top 10 economic advisors and Dr. Zandi is one spot higher in that ranking than Yun - so say what you will, these guys have some credentials. I personally enjoy hearing from somebody who actually knows housing. Too many economists talk at us and talk about housing from a philosophical point of view - whereas Yun is surrounded by Realtors every day and knows our interests and market. There are trade-offs.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;An overview;&lt;/p&gt;
&lt;p&gt;&lt;img src=&quot;http://i259.photobucket.com/albums/hh317/genewunderlich/people/research__yun_lawrence_100x144.jpg&quot; alt=&quot;dr lawrence yun&quot; /&gt;Yun talked quite a bit about the first time homebuyer program and the success that it was. Ultimately 4.4 million buyers will benefit from that credit and just over 1 million of those would not have purchased at this time without the incentive. Given the multiplier effect of real estate purchases this program more than paid for itself in terms of economic benefit to the nation. It also had a significant impact on reducing inventory which in turn helped stabilize prices. Without that inventory drop prices may well have dropped another 8% before finding a bottom and that 8% would have translated to another $1 trillion drop in equity wealth for homeowners. Price stability also translates to fewer foreclosures going forward as the 3rd wave of foreclosures was largely driven by unemployment and negative equity.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Dr. Yun does not believe there will be a double dip in housing prices but that distressed properties will continue to be with us for at least the next two years before we start getting anywhere close to a normal market. Several factors could impact that timing - including such international pressures as a default by Greece and other events but he doesn't believe that will be allowed to happen.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Yun also called out the next crisis, one that I have been talking about for awhile now. &amp;nbsp;That is a housing shortage which could lead to a quicker price recovery, if not another mini-spike. This is driven by the fact that demand is now keeping pace with supply in many markets yet new home builders are not working yet - which could lead to a shortage within two years and force upward price pressure in some areas - specifically ours herein Southern California. Florida is still toast, Arizona &amp;amp; Nevada are still hurting but many areas are climbing back out with some, like the San Diego market, showing double digit price appreciation.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;img src=&quot;http://i259.photobucket.com/albums/hh317/genewunderlich/people/zandi.jpg&quot; alt=&quot;dr Mark Zandi&quot; /&gt;Dr. Zandi titled his address &quot;The Housing Crisis is Over (Almost). He believes we will continue to see minor price slippage in some areas into 2012 until the job market picks up. While as many as 250,000 new jobs have been crated in the past 2 months, we have lost nearly 9 million. He believes we will average 150,000 - 250,000 new jobs per month this year and as many as 300,000 a month by next year. By next year at this time we should see job growth in every sector of the economy except state and local government. But even under is rosiest lens, he doesn't see us approaching full employment (5.5%) until well into 2014.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;While some areas, like SoCal, have housing inventories of 2 months or less, much of the country is still struggling with 2 years of homes - although he agrees with Yun that that inventory will be disposed of and if an adequate supply of new homes doesn't begin to appear soon it could precipitate another shortage. He also outlined the four stages of the housing crisis starting with flippers giving homes back to builders in 2006 - that was just a preview of things to come. Stage 2 was the infamous sub-prime melt-down that consumed us in 2007 and the freeze on jumbo loans which is still hurting the recovery of the upper end of the market. Stage 3 occurred in 2008-2009 driven by rising unemployment and falling home equity. We are currently tailing off that state and driving into Stage 4 which is marked by strategic defaults. There are 50 million home mortgages in this country of which nearly 1/3 or 15 million are under-water right now with negative equity. Of those, 4.5 million are either in foreclosure or are 90 days or more late on payments. That translates to more pain to come but it will be somewhat mitigated by an improving employment picture, continued low interest rates (no re-sets) and stabilizing or appreciating equity.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Overall not a bad prognosis from these two. Not entirely rosy but I've certainly heard worse.&amp;nbsp;&lt;/p&gt;

Rapattoni MLS and Supra (the party of all parties... now we know what they are doing with all our money&lt;strong&gt;&amp;nbsp;:)&lt;/strong&gt; &amp;nbsp;On the way to the Supra party, I saw a large gathering of Realtors in&amp;nbsp;a huge meeting room with lots of food, drinks and music.&amp;nbsp; I&amp;nbsp;helped myself to a nice plate of goodies and stood around looking for my Realtor friends... no one in site.&amp;nbsp; Shortly thereafter, I received a text from one of my friends&amp;nbsp;saying; &quot;Hey, we are at the Omni at the Supra party, come on down.&quot;&amp;nbsp; Oops!&amp;nbsp;&amp;nbsp;I just realized that I&amp;nbsp;crashed somebody's party and ate their food.&amp;nbsp; It sure was good!&amp;nbsp;&lt;/p&gt;

      <description>&lt;p&gt;&lt;strong&gt;Melinda Peterson's Adventures in Washington DC - Day 2.&lt;/strong&gt;&amp;nbsp; Today, I woke up to sunshine in Washington DC, but the weather quickly turned to clouds and rain.&amp;nbsp; Coming from Oregon, I planned ahead and brought my umbrella.&amp;nbsp; I shared an early morning breakfast with my &lt;a href=&quot;http://www.dcinns.com&quot; title=&quot;Embassy Circle Guest House&quot;&gt;B&amp;amp;B hosts/owners, Laura &amp;amp; Raymond Saba&lt;/a&gt;&amp;nbsp;(who are very&amp;nbsp;nice folks), and then it was off to the NAR&amp;nbsp;Conference at the Marriott Wardman Hotel.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I have to say that I am not fond of meetings&lt;/strong&gt;, so it&amp;nbsp;difficult to spend 8 continuous hours indoors.&amp;nbsp; Luckily, the topics were very intriguing and I managed to strike up&amp;nbsp;an interesting conversation with some RE/MAX Brokers from Wisconsin.&amp;nbsp; We had a great time conversing about our local markets.&amp;nbsp; It was interesting to note how&amp;nbsp;similar our markets are, yet we are so far away.&lt;/p&gt;
