Government incentives will likely have a big impact in 2010, with many buyers determined to sign a contract before the April 30 tax credit deadline.

I've been advising anybody even thinking about selling this year to do it now, especially before the tax credits run out.

Melinda, I agree with your post and analysis. Market timing can be challenging, but the next 3 months have some pretty convincing indicators.

Melinda - I think that for this year, January starts our spring market.  Even if the weather doesn't agree, the buyer pool is geared to cash in on the homebuyer incentives and they've got a deadline to meet.
